If you’re developing a site, you need to understand the potential risk of flooding on the site, and how it may affect surrounding areas.

Our services include:

  • Portfolio wide flood risk assessment: High level desktop appraisal of asset portfolios, with the aim of ranking the sites by their risk profile for further strategic action or mitigation. Our D-Risk system is very effective in providing site specific flood risk appraisals at an economic and fast rate.
  • Pre-investment Flood Risk Advice (Site Due Diligence): high level desktop appraisals through to detailed technical analysis of sites. This would aid a client who is looking to invest in a new site, outlining any immediate and long term constraints that may be attributed to flood risk and drainage.
  • Flood Risk Assessment for Planning: Pre-planning advice, Planning Application Support, Overcoming Planning Constraints. Site walkovers may be undertaken where required to facilitate the work, as well as the use of the most up to date flood risk mapping data through our comprehensive GIS system and senior operators.

When do you need a flood risk assessment?

To satisfy national planning policies, you require a Flood Risk Assessment (FRA) for most developments within one of the flood zones:

This includes developments:

  • In flood zone 2 or 3 including minor developments and change of use
  • More than 1 hectare (ha) in flood zone 1
  • Less than 1 ha in flood zone 1, including a change of use in development type to a more vulnerable class (for example from commercial to residential), where they could be affected by sources of flooding other than rivers and the sea (for example, surface water drains, reservoirs)
  • In an area within flood zone 1 which has critical drainage problems as notified by the Environment Agency

Contact your local planning authority to check if your development site is in an area identified as having a critical drainage problem.

When you don’t need an assessment

You don’t need to do a flood risk assessment for a development that’s less than 1 ha in flood zone 1, unless it could be affected by sources of flooding other than rivers and the sea, for example surface water drains.

 

The different flood zones

Flood Zone 1- Low Probability

Land having a less than 1 in 1000 annual probability of river or sea flooding (show as ‘clear’ on the Flood Map – all land outside Zones 2 and 3).

Flood Zone 2 – Medium Probability

Land having between a 1 in 100 and 1 in 1000 annual probability of river flooding; or land having between a 1 in 200 and 1 in 1000 annual probability of sea flooding (shown in light blue on the Flood Map).

Flood Zone 3a – High Probability

Land having a 1 in 100 or greater annual probability of river flooding; or land having a 1 in 200 or greater annual probability of sea flooding (shown in dark blue on the Flood Map).

Flood Zone 3b – The Functional Floodplain

This zone comprises land where water has to flow or be stored in times of flood. Local planning authorities should identify in their Strategic Flood Risk Assessments areas of functional floodplain and its boundaries accordingly, in agreement with the Environment Agency (not separately distinguished from Zone 3a on the Flood Map).
