Pumped Surface Water Drainage

A client based in West Sussex was suffering from ingress due to a mixture of surface water flooding and groundwater flooding.
The property had zero threshold doors, then with a step down internally into the property. They had suffered from nuisance surface water flooding and every winter had to sandbags the zero threshold doors in an attempt to reduce ingress.
Following a site survey, a pumped surface water drainage scheme was proposed, as gravity flow would not have been possible.
As part of the scheme, a new gulley pot was installed for a downpipe (previously the downpipe had no formal connection and discharged to the ground exacerbating matters). Alongside this, an ACO channel drain was installed at the low lying area. These drains now feed a packaged pump station which discharges the water to a suitable location, away from the property.
With suitable maintenance, this system should effectively now be ‘passive’ and operate as and when required. The pump is automatic with a float switch that operates as and when the chamber fills up. The pump is fitted with a non-return valve to prevent backflow.
As the floor level internally is lower than externally, an automatic puddle pump was also fitted internally which will activate should water ever emerge internally. Coupled with flood resilience measures such as the ceramic floor, any potential disruption should be significantly reduced.
