Drainage Overhaul: More than Property Flood Resilience
Posted 07. 11. 2024
A client contacted us about their property and a number of flooding issues. It was determined that the best port of call would be a Flood Survey and Flood Risk Assessment, inline with the CIRIA C790 Code of Practice, and therefore this was arranged by our sister company, FPS Environmental Ltd, an Environment Agency Framework Partner for Flood Risk Surveys.
Following the survey, various areas of concern were identified, notably regarding drainage issues. The cellar was experiencing continued water ingress and it was clear the drainage surrounding it had issues – this was aside from the fact the property was also located in a Flood Risk Area. It was clear there were likely to be 2 considerations, one which was essential property and drainage works, and another as longer term flood risk mitigation.
A CCTV Survey was recommended and arranged. This established that the surface water, including all the roof and patio drainage drained to a culvert, which had fully collapsed. As such the water was ponding by the property and finding its way into the cellar.
The engineers at FPS Environmental designed a new surface water SUDS scheme for the property to drain to geocellular soakaway, including a small pump for the cellar. The drainage was designed with a Non-Return Valve and a high level overflow into a pumped chamber to ensure the surface water drainage continued working in a flood scenario.
Drainage Layout:
Flood Protection Solutions Ltd were tasked with the implementation of the new drainage system.
This was also coupled with some upgrades to existing flood defences and the installation of Nautilus Flood Barriers and Water Pumps.
The property also lacked a formal drainage connection at the front of the property for the roof drainage, and as such this was also rectified along with a non-return valve being installed.
Below, a selection of photos show the project, which included full reinstatement and repointing of the patio. We are delighted to have assisted with this scheme, and provided a much more comprehensive and well designed scheme than simply Property Flood Resilience measures.
